Crawlspace
5 signs of crawlspace moisture
4 min read
In the Lowcountry, a lot of homes sit over a crawlspace, and a lot of moisture problems start there, out of sight. Because warm, damp air rises, what happens under your floor doesn't stay under your floor. Here are five signs worth checking for.
1. Musty smells in the rooms above
That persistent musty odor on the first floor is often crawlspace air making its way up through the floor system. The smell is a symptom of moisture or mold below.
2. Cupping or springy floors
Hardwood that cups or feels soft and bouncy underfoot can mean the subfloor and joists below are absorbing moisture from the crawlspace.
3. Condensation, standing water, or a vapor sheen
Visible water on the ground sheeting, sweating ductwork, or a damp shine on the soil all point to a humidity or drainage problem under the house.
4. Visible mold or rot on framing
White, gray, or black growth on joists and the subfloor, or wood that's darkened and crumbling, means moisture has been present long enough to cause damage.
5. Higher humidity, pests, and rising bills
A damp crawlspace can raise indoor humidity, attract pests, and make your HVAC work harder. If your home feels clammy no matter the thermostat, look down.
If you spot any of these, a moisture inspection can confirm what's happening below before it reaches the living space, and tell you whether it's a drying job or something more.
